Lots near Lewisville Lake have their own drainage quirks — higher water tables in spots, runoff that has to be managed. We grade with the lake's hydrology in mind so new sod actually roots instead of washing out.

Weekly lawn care and sod across The Colony

The Tribute, Austin Ranch, Stewart Peninsula, Stewart Creek, Eastvale, Legend Crest, Hidden Cove, The Cascades, and the older blocks toward Memorial Park and Liberty all see the same full routine every visit: mow at the right height for the season, edge every bed, walk, and drive, line-trim the fence lines and tree rings, and blow every surface clean. Bed care, hedging, and seasonal cleanups are part of the plan, not an upsell. We hold a fixed The Colony route day so your lawn is cut the same day each week, and we handle fresh sod installs alongside the maintenance route when a yard, new build or older lot, needs more than mowing can fix. Carrollton is a fifteen-minute drive up the Tollway, so we run here as a local crew.
Lakeside builds, Lewisville Lake drainage, and why grading comes first
The Colony's newer lakeside builds carry two soil realities at once. The region is Blackland Prairie Houston Black clay, heavy and slow to drain, and the lots closest to Lewisville Lake add their own quirks: higher water tables in spots and runoff that has to be managed before any sod goes down. On the master-planned sections like The Tribute and Stewart Peninsula, the typical new-build problem is a thin builder-sod layer dropped over compacted construction clay that never rooted. We grade for drainage first, find the low spots where water collects, amend the soil where it needs it, and only then lay turf on a base that will actually root instead of washing out toward the lake. On lake-adjacent lots that prep is the difference between sod that holds through the first big storm and sod that floats off the grade.
Master-planned HOA standards in The Colony
The Colony's master-planned communities each set their own landscape expectations, and the newer-build HOAs tend to be specific about sod, edging, and color match. The Tribute, Austin Ranch, and Stewart Peninsula all carry their own standards for turf condition and front-yard appearance, and a fresh build is held to them from the start. Omar walks the property, talks through the scope, and quotes the work so it fits the neighborhood's requirements from day one. If your section needs a written scope for the board, or you have had a violation notice over something a service should be handling, we sort that out before the first visit rather than after. The older established blocks are looser on paperwork, but we hold the same standard of finish whether or not an HOA is checking.
The Colony watering rules and summer survival
The Colony follows the regional twice-a-week watering schedule most years, on days assigned by your address, and that schedule is what carries a lawn through a North Texas summer. New sod gets a temporary 30-day variance, and we leave you with a watering plan matched to your assigned days. For established lawns we raise mowing height in July and August so the grass shades its own roots and holds moisture between the two allowed days. Grass choice depends on the lot: Bermuda is the default on the full-sun lakeside lawns at The Tribute and Stewart Peninsula, Palisades Zoysia suits partial-shade properties, and St. Augustine is the answer for the shaded older yards toward the established sections. We pick the cultivar for the actual light on your specific spot so the lawn that goes in is the one that survives the heat.
